Punta La Jolla
consists of four separate land areas.
The first (1),
measuring 11.7 hectares (28.9 acres), along with the second (2), which
consists of 12.10 hectares (29.88 acres), face the Gulf of Nicoya, with
several islands and islets in close proximity and view. San Lucas Island
lies less than 1 km offshore (1/2 mile).
These properties
consist of a wooded hill with two summits, the tallest being approximately
98 meters (300 feet) above sea level and sloping gradually to the over
1 km of ocean front with several truly white sandy beaches. A tropical
forest covers the area.

The first property
is titled and clear.
The second property
consists of what Costa Rican law defines as "Maritime Zone" (Zona Marítimo
Terrestre), held by Punta La Jolla under renewable, long-term concession
from the Government of Costa Rica for use and development.

There
are two additional properties (3 and 4), located
to the Southwest
of the main properties,
measuring
5.2 hectares (Apx.
12.85 acres), and
containing the project's main water source
in
the form of a 30 meter (100 foot) encased well rated
at 15 gallons per minute
(900
gallons/hour) at the end of
the dry season (March).

The well is registered,
and the underground
water supply is protected by the Costa Rican
Government Agency
in charge of energy and water resources.
They are connected
to the main site by registered easement
and public road.

Some parts of
these properties are cultivated in Teak and Gmelina, planted in
1990, and
thinned once. There is also an intermittent stream running through
the lower,
naturally forested
areas. The upper areas of the properties have natural brush,
and have been
set aside for development. They
also provide splendid panoramic
views of the
ocean, islands and jungled hills, and offer great potential for individual
home sites or
condominium/cluster view homes.

Access
to the properties is by well graded rock road
from the Playa
Naranjo Ferry Landing, 6 km away (4 miles).
Electric
power is to the main site and in front of the well
site properties
along the public road.
